MORTGAGE FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Thelma Inez Clark and Benny L. Clark, wife and husband, originally in favor of Mortgage Electronic Registration Systems, Inc. as nominee for American Advisors Group, its successors and assigns, on August 17, 2011, said mortgage recorded in the Office of the Judge of Probate of Chilton County, Alabama, in Book R 2011 Page 165406; the undersigned GITSIT Solutions, LLC, not in its individual capacity but solely in its capacity as Separate Trustee of GV Trust 2026-1, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Clanton, Chilton County, Alabama, on March 25, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Chilton County, Alabama, to-wit: The land described herein is situated in the State of Alabama, County of Chilton, and is described as follows: Commencing at a point on U.S. Highway #31, 53.5 feet South 29 degrees East from the Southeast corner of the S. J. Ezell Addition, as per map or plat recorded in Map Book 3 in the Office of the Judge of Probate, Chilton County, Alabama, and run thence South 81 degrees 40 minutes West 275 feet to the Point of Beginning of the land here conveyed and from said point as the Point of Beginning, run thence in a Southerly direction and along the Western boundary line of the Woodie Pate Lot 174 feet to a point on the North side of a street, thence run in a Westerly direction and along the North boundary of said street and the North property line of A.L. Watson and to the East Right of Way line of the L & N Railroad, thence run in a Northeasterly direction and to the Point of Beginning. It being the intention to hereby convey a parcel of land lying in the form of a triangle and lying and being in the Northwest Quarter of the Southeast Quarter and the Northeast Quarter of the Southwest Quarter, Section 26; Township 22, Range 14. The hereinabove described property being one and the same as described in mortgage recorded in Book R 2011 Page 165406, deed recorded in Book R 2011 Page 165405, and deed recorded in Book 581 Page 434..
